Greenwich Millennium Village, Phase 1
A vibrant and creative addition to the Greenwich Millennium Village community
The Greenwich Millennium Village is a joint venture development by Countryside and Taylor Wimpey. This phase of the Greenwich Peninsula development has delivered 206 private, shared ownership and affordable rent homes in residential blocks, and includes a mixture of 1, 2 and 3 bedroom apartments.
BA Systems were commissioned by Willmott Dixon, to provide our B40 Frameless Glass balustrade to the external terrace and balcony areas. The ambitious yet exciting and vibrant architectural proposals by Jestico + Whiles, as the lead architects for this phase, presented initial challenges for the BA Systems design team:
- Critical trade interfacing challenges on the balconies and terraces.
- The balustrade in some areas was required to extend beyond and above the slab.
- There was a requirement for a method of providing more privacy to the balconies whilst ensuring the product fits in with the striking colour scheme.
- Acoustic screens were required for some flats to deflect surrounding noise.
In order to achieve the impressive architectural finish and meet the structural requirements, the BA Systems design team worked extensively with Willmott Dixon and Jestico + Whiles to develop and agree early stage details before the project began.
At design stage, the solution that was agreed to give the architectural finish to the balustrade was backpainted or sandblasted glass. This gave a consistent coloured finish as well as providing the privacy required for some of the balconies. Secondary steel angles were also designed and developed for areas where the B40 balustrade channel could not be fixed directly to the slab.
At the delivery stage, the BA Systems’ site surveyor and site management team worked closely with the Willmott Dixon site team to ensure that our product was ready for a consistent installation flow without delaying the surrounding trades. With a site manager and design manager assigned to the project, BA Systems were able to monitor the installation flow and product quality to ensure exceptional delivery and a stunning finished product.

Secondary steel fixing bracket
The BA design team developed a steel fin that elevated the balustrade channel 155mm off the concrete slab. This met the relevant 0.74 kN/m loading and enabled the balustrade channel to finish flush with the flashing detail.

Working on Phase 2
Having executed the design, manufacture and installation to a high standard, BA Systems were recommended for the second phase. Installation of the B40 Frameless Glass balustrade is currently in progress for Bouygues UK.
