What is 1st fix bracketry?
1st fix brackets are fixed directly to the substrate before the thermal envelope and weatherproofing layers are installed. Each bracket is set out to rise through the build-up to a known level.
The waterproofer then dresses the membrane around a fixed, predictable upstand. The balustrade is fitted at 2nd fix, after the finishes are down, without disturbing anything beneath it.
Why it matters
› Waterproofing integrity — the membrane is detailed around the bracket once, rather than penetrated after it is laid.
› Structural certainty — loads transfer directly into the substrate, not through insulation or finishes.
› Correct finished height — brackets are set out to the build-up, so the balustrade lands at regulation height above finished floor level.
› Cleaner sequencing — following trades can complete their work without waiting on the balustrade package.
› Protected finishes — the balustrade goes in last, so paving, decking and membrane are not damaged by late drilling.
Designing for the space, not just the product
Bracketry only works if it is considered early. At Discover stage we review delivery sequencing and the impact on interfacing trades, so bracket positions, heights and membrane details are agreed before anything reaches site.
We supply and install the 1st fix brackets ourselves, as an early and separate site visit. The brackets go in when the structure is ready, and we return to fit the balustrade once the finishes are complete.
Our B30 Frame & Infill Panel system includes a surface fixed option designed for exactly this sequence, and our B20 Post & Infill and B50 Vertical Bar systems can be adapted to suit 1st fix brackets.
At Golf Links Estate in Southall, bespoke brackets were designed to simplify the interface with the roofing membrane, as part of a B50 Vertical Bar solution built around the waterproofing.
Fix it first, and the balcony edge only has to be built once.
